South San Francisco Planning Commission Approves Plan for 541,284 SQFT Life Science Campus in South San Francisco

The recent flurry of life science activity in South San Francisco is continuing with the planning commission’s approval of a large project proposed by Alexandria Real Estate Equities, Inc. The planning commission met in early October and unanimously approved the project, according to a City representative.
The project at 100 East Grand Ave. in South San Francisco involves the development of a life science campus with two buildings – one 10-story building at 298,827 square feet and one eight-story building at 244,467 square feet – and an eight-story parking garage with 782 parking spaces, according to submitted project plans. In total, the project is estimated to be 541,284 square feet. Alexandria is the applicant for the project, and ZGF Architects is the designer. Prologis is listed as the property owner, according to industry reports.
When completed, the property is expected to consist of about 60 percent research and development laboratory uses and about 40 percent office uses, according to the project plans. Included in the proposal for the 10-story building is also a cafe of approximately 8,800 square feet.
The site location is nestled between East Grand Avenue and the U.S. 101 and is described in proposal documents as a gateway between the 101 and downtown South San Francisco. Nearby is high-density multifamily complexes. The site also has access to transportation services like Caltrain, the U.S. 101, BART and several ferry terminals. Project documents also tout the site’s views of the city to the west, mountains to the north, and bay to the east.
Part of the proposal involves the demolition of existing industrial buildings and infrastructure improvements along Sylvester Road and East Grand Avenue to better incorporate more convenient circulation in the Eastern Neighborhood.
Alexandria is based in Pasadena and is one of the largest life science developers in the region. The firm is no stranger to South San Francisco, just earlier this year it announced with Boston Properties that construction has started on 651 Gateway, a 300,000 square foot life science project that will be part of a 1.7 million-square-foot life science and innovation cluster in the city.
Up north in San Francisco, the company has also been involved in a number of life science projects. Last year, the developer acquired two adjoining parcels in Millbrae for $21 million, according to public documents, located at 201 and 231 Adrian Road, which is next to one of the largest life science clusters in the Bay Area. Earlier this year, Eikon announced that its new 285,000 square foot headquarters would be located in Alexandria’s Millbrae campus.
Upon completion, the Alexandria Center for Life Science – Millbrae campus will be made up of four structures that together include approximately 637,000 square feet of laboratory and office space, as well as an approximately 16,000 square foot amenity center. Construction has begun on the site and is expected to be completed in late 2024.
