IQHQ Plans 654,000 SQFT Life Science Development in Redwood City

IQHQ is continuing to expand its presence across the Bay Area, recently proposing a 654,000 square-foot life science development in Redwood City. The property, located at 10-20 Twin Dolphin Drive, was proposed to the city at the end of April, following IQHQ’s $164 million acquisition of the site in November.

Designs for the project comes from national architecture firm RIOS, and would include three V-shaped, podium-style buildings constructed primarily in glass with setback mechanical roofs.

The project would also feature a number of landscaped seating areas, fitness and recreation areas and pedestrian trails. In total, about 10 percent of the development would be designated as public open space, plans for the project show.

“Various publicly accessible plazas and amenities provide a welcoming environment for the life science tenants and the local community alike, while maintaining the level of security and privacy needed for the life science tenants,” the project plans state.

The property also maintains immediate access to the Redwood Shores Lagoon and is a short drive away from Interstate 101. The area is also flooded with biotech  companies, including Kriya Therapeutics, PROCEPT BioRobotics, Seer Inc., Atreca and several others.

The project would join several other planned developments in the Bay Area by IQHQ. In addition to the proposed development at Twin Dolphin Drive, the company is also developing a 600,000 square-foot life science campus in Redwood City. Known as Elco Yards, the project includes a mix of lab, office and residential uses across four buildings and is located along El Camino Real. Additionally, the company is planning a 355,000 square-foot life science building at 580 Dubuque in San Francisco.

In total the company’s global development portfolio reaches 10 million square feet. The company has
developments in San Diego, San Francisco, Boston and Cambridge, U.K.
